An individual owner files an application to the association for an EV Charger in a designated parking space. Did you know by law, that if the Board does not respond in 60 days the application is deemed approved and owner can proceed with an installation for their exclusive use? Without a good plan for appropriate upgrades to infrastructure (electric, mechanical, structural and site) as well as knowing how to navigate legal requirements and financial incentives, an EV Charger project can easily spiral into an expensive repeated headache.

This presentation will help Managers and Board Members develop a basic understanding of the Law and the new technical/construction issues to be considered, as well as review potential financial incentive programs for Multi-Unit Dwellings.

Panelists will discuss:

  • Basic EV Terminology
  • NJ Statutes 45:22A-48.4 and the Statewide Municipal EV Ordinance
  • The liability for responding erroneously to applications for EV Chargers
  • How to deal with the cost and responsibility for EV Charger installations
  • What are income options for EV Spaces and how to apply to recurring costs
  • Establishing a Policy to respond to EV Charger Applications
  • Technical and construction aspects of adding EV Charging to your site
  • Evaluation of existing infrastructure and Utility capacity on and near the site
  • Projections of future electric demand
  • Why you need a Strategic Plan for EV Charging for your property
  • How to Navigate the FY23 NJ State and Utility Multi-Unit Dwelling Incentive Grants Choices
  • Ancillary issues to think about
    • Site work (trenching, sidewalks, pavement, landscaping)
    • NJ-Accessibility Code Applicability
    • SAFETY (lighting, cord-management, snow & ice control)
    • Special considerations for enclosed parking decks
